W: Hello, everybody. Thanks for your consistent support for our weekly meeting, New Books Sharing. Today, we’ve invited Dr. Caspar Melville, a lecturer from the University of London. Dr. Melville started out as a music journalist for a black music magazine called Blues and Soul. In 1992, he moved to San Francisco, and founded a jazz magazine named On the One with some friends. They did a really good job, though there was not a lot of money in it. In 1997, he moved back to London and started teaching, and made the decision to find another way to write about music. Finding an affordable place to live has become nearly impossible in many resort(度假胜地) towns, but one Colorado community just got an unexpected piece of good news. In Steamboat Springs, billionaire investor Mark Stevens purchased a luxury apartment complex and flipped the script(反转剧情) by offering the homes to local workers at well below market rates.
The Riverview Apartments, located along the Yampa River in downtown Steamboat Springs, were originally designed as high-end rentals. But after being acquired in September, the complex took a very different direction.
Construction worker Landin Hutchison was among the first to line up when applications opened. Within weeks, he, his partner Piper Rillos, and their two-year-old son had moved into a two-bedroom apartment for just over $2,100 a month. “We are pretty much saving a grand a month and living in town now,” Hutchison said. “We feel very, very fortunate.”
More than 100 local workers now live in the two Riverview buildings, which together include 104 apartments. Rents were set far below typical Steamboat Springs prices, with studios listed around $925 a month, two-bedrooms around $1,600, and three-bedrooms about $2,125.
What makes the programme especially unique is its simplicity: renters must work at least 30 hours a week in the community, but there are no income limits and no public housing subsidies(补助) involved.
School counselor and volleyball coach Anna Allsberry says staying in her hometown wouldn’t have been possible otherwise. Before moving into Riverview, she and her partner were paying more than $3,100 a month for a smaller apartment. “The prices seemed too good to be true,” Allsberry said. “We were just so excited, relieved, and grateful. It didn’t feel real.”
For many residents, Riverview represents more than just affordable housing — it’s a chance to stay rooted in the community they serve. Every winter, Logan Airport in Boston becomes a surprising home for snowy owls. These magnificent birds travel from the Arctic tundra to find food and escape the extreme cold. They arrive in November and leave in April, choosing the airport because its flat, open land with short grass looks like their native home. The area is also rich in small animals for them to hunt.
Snowy owls are among the largest owl species globally. They can reach 27 inches in length with a wingspan of up to 5.5 feet. Uniquely, they are the only owls with mostly white feathers. While the airport offers an ideal hunting ground, it also creates serious dangers. Owls flying near runways risk colliding with airplanes or getting sucked into engines, which could harm both the birds and passengers.
To solve this problem, Norman Smith, a bird expert known as the “Owl Man,” has worked at the airport since 1981. His job is to keep both planes and owls safe. Over the past decades, Smith has gently captured and moved more than 900 owls to safer natural areas. Birds that are too injured to return to the wild are sent to Mass Audubon, a nonprofit organization that rescues, treats, and cares for injured wild animals, where they live permanently and help educate visitors about their species.
Smith’s work extends beyond rescue. Since 1997, he has attached tiny satellite transmitters to the owls he relocates. “How many times have you heard, or maybe you’ve said to yourself, ‘I hate small talk’?” asks Kyle Kellams, a Fayetteville, Arkansas, news director and radio host. But, he believes that it can serve as the gateway to real understanding.
One “small talk” question that he frequently asks guests in the KUAF studio is: “What’s the first movie you ever saw in a movie theater?” Part of the reason he poses this particular question is technical — he’s testing the sound level of people’s voices on the microphone — but that’s not all. Here’s an example of what he means. One guest’s answer was Jaws, which surprised him because he guessed she must have been quite young at the time. He recalls, “So I asked her, ‘Who took you as a kid to see Jaws?’ She said, ‘My dad.’ Well, that led us to a brief conversation about sharks, about fear, and about, for her, growing up the kid of divorced(离婚的) parents. Then we went away and had the regular conversation about the topic we were scheduled to, and I think it went slightly better because we had actually made a connection.”

Finding an affordable place to live has become nearly impossible in many resort(度假胜地) towns, but one Colorado community just got an unexpected piece of good news. In Steamboat Springs, billionaire investor Mark Stevens purchased a luxury apartment complex and flipped the script(反转剧情) by offering the homes to local workers at well below market rates.
The Riverview Apartments, located along the Yampa River in downtown Steamboat Springs, were originally designed as high-end rentals. But after being acquired in September, the complex took a very different direction.
Construction worker Landin Hutchison was among the first to line up when applications opened. Within weeks, he, his partner Piper Rillos, and their two-year-old son had moved into a two-bedroom apartment for just over $2,100 a month. “We are pretty much saving a grand a month and living in town now,” Hutchison said. “We feel very, very fortunate.”
More than 100 local workers now live in the two Riverview buildings, which together include 104 apartments. Rents were set far below typical Steamboat Springs prices, with studios listed around $925 a month, two-bedrooms around $1,600, and three-bedrooms about $2,125.
What makes the programme especially unique is its simplicity: renters must work at least 30 hours a week in the community, but there are no income limits and no public housing subsidies(补助) involved.
School counselor and volleyball coach Anna Allsberry says staying in her hometown wouldn’t have been possible otherwise. Before moving into Riverview, she and her partner were paying more than $3,100 a month for a smaller apartment. “The prices seemed too good to be true,” Allsberry said. “We were just so excited, relieved, and grateful. It didn’t feel real.”

“How many times have you heard, or maybe you’ve said to yourself, ‘I hate small talk’?” asks Kyle Kellams, a Fayetteville, Arkansas, news director and radio host. But, he believes that it can serve as the gateway to real understanding.
One “small talk” question that he frequently asks guests in the KUAF studio is: “What’s the first movie you ever saw in a movie theater?” Part of the reason he poses this particular question is technical — he’s testing the sound level of people’s voices on the microphone — but that’s not all. He says, “Sometimes that question leads to an interesting conversation.”
Here’s an example of what he means. One guest’s answer was Jaws, which surprised him because he guessed she must have been quite young at the time. He recalls, “So I asked her, ‘Who took you as a kid to see Jaws?’ She said, ‘My dad.’ Well, that led us to a brief conversation about sharks, about fear, and about, for her, growing up the kid of divorced(离婚的) parents. More than 100 local workers now live in the two Riverview buildings, which together include 104 apartments. Rents were set far below typical Steamboat Springs prices, with studios listed around $925 a month, two-bedrooms around $1,600, and three-bedrooms about $2,125.

“How many times have you heard, or maybe you’ve said to yourself, ‘I hate small talk’?” asks Kyle Kellams, a Fayetteville, Arkansas, news director and radio host. But, he believes that it can serve as the gateway to real understanding.
One “small talk” question that he frequently asks guests in the KUAF studio is: “What’s the first movie you ever saw in a movie theater?” Part of the reason he poses this particular question is technical — he’s testing the sound level of people’s voices on the microphone — but that’s not all. He says, “Sometimes that question leads to an interesting conversation.”
Here’s an example of what he means. One guest’s answer was Jaws, which surprised him because he guessed she must have been quite young at the time. He recalls, “So I asked her, ‘Who took you as a kid to see Jaws?’ She said, ‘My dad.’ Well, that led us to a brief conversation about sharks, about fear, and about, for her, growing up the kid of divorced(离婚的) parents. Then we went away and had the regular conversation about the topic we were scheduled to, and I think it went slightly better because we had actually made a connection.”
By “small talk”, Kellams adds, “I’m not talking about, ‘Hey, isn’t that strange weather?’ followed by a few moments of awkward silence.” You should probably also avoid asking “What do you do?” since that question tends to keep things at a shallow level, too. Instead, you can borrow Kellams movie-theater question or come up with your own. Maybe it’s “What’s the first book you remember reading by yourself?” or “What’s your favorite vegetable?” Think about what could draw out vivid memories or passionate opinions, or what you’d be genuinely interested in finding out.
But remember, you’re not there to simply collect their answer and depart. You’re there to receive it like the gift that it is, and respond wholeheartedly. As radio host Celeste Headlee likes to say, “A good conversation is like a game of catch.” Just as you wouldn’t interrupt catching and throwing a ball or Frisbee(飞盘) with a friend to check your phone or look for someone more interesting, commit yourself to following the small talk wherever it may lead.
